2. Mandatory Administrative Procedures for Housing
The guarantor
When searching for housing in France, both French citizens and foreigners are required to provide a guarantor. The guarantor is legally responsible in the event of non-payment on your part. They provide financial security that reassures your landlord: with a guarantor by your side, the landlord can trust in your ability to pay your rent in full and on time. Your guarantor must be a French tax resident and must provide their pay stub, proving that their income is at least three times the amount of the rent for the accommodation. This is a significant commitment, which is why it can be challenging to find one when moving to France.

Home insurance
Whether you live in a student residence or a private apartment, you must take out home insurance with an insurance company or a bank. Basic insurance covers damage and domestic incidents such as fires, burglaries, and floods. Proof of home insurance must be provided to the landlord before receiving the keys to the apartment. If you cannot obtain one from your bank, you can get home insurance from our partners:

Security Deposit or Caution
For any type of accommodation, a security deposit will be required. The security deposit, or "caution," is an amount paid directly to the landlord by the tenant before moving in. It must be mentioned in the lease agreement. Its amount varies between one and two months' rent (excluding charges) depending on the type of accommodation (furnished or unfurnished).
The security deposit is intended to cover any damages noted during your departure that are directly attributable to you, justifying the non-refund of the deposit. This amount should cover all or part of your rental debt at the time of your departure. Except in cases of significant damage or unpaid rent, the security deposit will be refunded to you in full or in part after your departure—no later than two months after the keys are returned.
Housing Assistance (CAF)
Once you have your rental contract, you can apply for housing assistance from the Caisse d'Allocations Familiales (CAF). This is a social fund that helps subsidize student housing on a monthly basis. The most common subsidy is the Aide Personnalisée au Logement (APL), which you can obtain if you are an international student (from the EU or outside the EU) studying in France and holding a temporary residence permit.
The amount of the allowance depends on the rent you pay, your personal situation, and the type of apartment you are renting. The APL can be sent directly to you or sent to the landlord, which means you will pay less rent each month.
